Services
-Property inspection and rental value advice.
-Market the property within our offices providing an up to date daily rental list.
–Advertise in local newspapers such as The East Anglian Daily Times and The Bury Free Press.
–Your property will also feature on parkyns.com and rightmove.co.uk
–Conduct accompanied viewings at your property.
–Recommend suitable tenants, having obtained satisfactory replies to business and financial
status enquiries.
–Prepare tenancy agreements and any other necessary documentation required and arrange
signatures from landlords, tenants and guarantors (if required).
–Collect the first months rent and deposit.
–Arrange for the deposit to be registered in the Tenancy Deposit Scheme (TDS).
Charges
For carrying out all the services as stated above our charges will be:
–A single initial letting fee of (PLEASE CALL FOR DETAILS) plus VAT

Full Management
Services

–Prepare a schedule of condition and arrange for the tenant to sign.
–Take from the tenant a deposit and arrange for it to be registered in the Tenancy Deposit
Scheme (TDS).
–Collect rent, provide a monthly statement of account giving details of the deductions made for
our charges and any other charges (if applicable).
–Arrange repairs at the property in accordance with your instruction.
–Property visits to be undertaken on a regular basis.
–At the end of the tenancy issue all necessary notices, check the schedule of condition to ensure
that the property has been left in a satisfactory condition. Any costs incurred in respect of
dilapidations will be deducted from the tenants deposit.
Charges for carrying out all the services as stated above our charges will be:
–A single initial letting fee of (PLEASE CALL FOR DETAILS) plus VAT (only applicable the first time a tenant is found)
–A re-letting fee of (PLEASE CALL FOR DETAILS) (applicable for each subsequent tenant found)
Plus
–A monthly management fee of (PLEASE CALL FOR DETAILS)% of the rental income plus VAT.
The Rent Guarantee
Services:
The Rent Guarantee Scheme is designed to protect your rental income in case your tenant defaults
for any reason.
PARKYNS can process your next let through the Rent Guarantee Scheme and take the risk out of
property rental for you.
How it Works:
It’s simple! If the tenant fails to pay the monthly rent we will:
–Pay the monthly rent in arrears with no excess (many policies charge a one months excess).
–Ensure payments will continue up until vacant possession has been obtained.
Charges
This service is only available on our managed properties:
–An additional monthly fee of (PLEASE CALL FOR DETAILS)% of the monthly income plus VAT
Other useful info
Repairs:
If something does go wrong, the tenant will
contact us and we will inform you of the problem.
If at times we cannot reach you and the fault is
of a serious nature we will instruct an approved
contractor to rectify the problem. This is to protect
the property from any further damage that may
have occurred from the fault and naturally it is part
of your obligation as a landlord to keep the property
in repair.
If you wish for us to gain quotes for some
works that are less urgent we can do so, some
contractors may charge for this. If you have any
service contracts with, for example British Gas,
please do let us know and we can alert them if a
problem occurs.
Gas Appliances and Central Heating:
It is a legal requirement that every gas appliance
and gas central heating system are checked
annually by a Gas Safe Engineer and an appropriate
certificate is issued.
We can arrange for this to be done by local Gas Safe
engineers. Once the inspection has been completed
we can arrange for this to be undertaken annually.
The charge would then be deducted from your
monthly statement.
Tax:
Income received from renting any property is
subject to tax (we strongly recommend you take
advice from an accountant).
Insurance:
As a landlord you are responsible for the building
and therefore the buildings insurance. You must
advise your insurance company of your intention to
let to ensure that your policy remains valid.
Energy Performance Certificates (EPC):
An EPC is required whenever letting out a
property. The EPC shows two things – the Energy
Efficiency Rating (relating to running costs) and the
Environmental Impact Rating (relating to the carbon
dioxide emissions) of a dwelling. Each rating is
shown on an A-G rating scale similar to those used
for fridges and other electrical appliances. These
are undertaken by a qualified Domestic Energy
Assessor (DEA) and are valid for 10 years.
If you do not have an EPC for your property
PARKYNS can arrange for this to be done.
Overseas landlords:
If you are a landlord living overseas there will
be tax implications when letting out a property.
Please contact us to obtain the necessary
HMRC paperwork.
Mortgage:
If you have a mortgage on the property you wish to
let and this is not a buy to let mortgage we advise
you to discuss with your lender your intentions to let.
